Wholesales using my IRA

I am trying a new (to me) strategy and would like some input.

I am currently searching for deals for some out of state investors and I am looking to wholesale them the deal once I get it under contract.  This strategy is assuming I already have a buyer lined up.

I want to put up the earnest money needed to get houses under contract (about $500) then charge $2k-5K assignment fee. The question is can I use my self directed IRA for the earnest money and then dump the assignment fee back into the IRA?

#2 if that can't be done completely my plan is to partner my business with my IRA to do the deal. What is a reasonable % split that I can do to get the most money into my IRA?

Would love any and all feedback if you have experience in doing this.

    For #2, just make sure you are not performing a prohibited transaction.

    With my SDIRA, the custodian forms allow "wholesaling" like you state but I doubt that partnering with your business is allowed.

    Probably best to get someone's opinion who knows more than me, though...
