I hate to see you spend your time on something that is not fruitful- you may percieve comments as negativity but what we are doing is just warning you of going down a dead end because it’s so obvious to us- we’ve all gone through the the school of hard knocks.

Tools: Disabled Vet - No funding fee, + d.v income, high VA loan limit SFR-Multi, 100k + base salary, good (enough) credit, 61k of entitlement x 4= 244k loan limit guarantee left before down payment.Some ideas I have: Purchase a distressed Multi Unit & Renovate (a tough nut to crack), Buy land & use a va construction loan for a multi, could use a HELOC from my SFR if I need funds.
