That is especially valuable in the wet Pacific Northwest, where carpet would get worn down very quickly if tenants are not in the habit of taking off shoes when entering home (which we should assume as landlords).

He is the only person I know on these forums who has actually litigated these cases as a Harvard trained lawyer for both umbrellas and LLC's.The problem is everyone either focuses on whether or not an LLC provides better protection that insurance, OR how difficult it is to do everything via an LLC, but it's rare that there is a discussion on here with addresses BOTH issues.There have been numerous cases recently, where investors have received a due on sale notification from their mortgage bank as a result of quit-claiming the deed from their name to an LLC.

It would take a huge amount of subsidies to keep a lot of these neighborhoods afloat as-is (there are numerous government programs to entice contractors to build/rehab in specific run-down areas of various cities with money to help build/sell/etc.)

Our attorney has educated us on Lease Options, Sandwich LOs (need wet closing) and Sub 2 (becoming rarer and cannot be done during default period, of course).

Thanks for the help, I understand where you are coming and im not planning to place all my eggs in one basket by buying only in Amarillo, but I thought this was the easiest place to start and get my feet wet just because I would be working with recommended people.
