It sounds to me like you are in a tough situation, with multiple sides to the story.  

If it was a case where a long term tenant was leaving piles of trash on the property (yes had this happen to me once) to attract pests that is a different story.

PM charges are often 8-10% of gross revenue; if you calculate the impact on in pocket revenue it is a different story.

To make long story short she basically said “there aren’t any good deals on the market at this time”.

@Zackary Martin  Some tenants will make up stories no matter what. 

The name is inspired by the Bend Emblem Club which was founded by a local real estate developer to promote the growth of the City of Bend.

To make a long story short, the seller is definitely motivated, however, he's considering working with an agent because the agent said that their property would be worth about 250k (definitely makes sense for the area), therefore, that's the least he's willing to expect from it.
