Regarding your first point, my goal was on acquiring my first property for a couple of reasons: 1) it implies I have successfully found, offered, closed on a property which encompasses a large number of critical skills in this business, and 2) it seems to me that closing on the first deal forces you to “make it happen” or, in another way of saying, taking the property and generating profit.

If they cap permits, current investors will likely get grandfathered in and be allowed to continue operations, but they won't be able to sell later at the premium STR cashflow implies bc permits aren't transferrable ... so not-so-great exit options.

This was a vrbo guest and we tried to get vrbo to pull the review down due to the fact in the review the guest implies if one stays at my cabin they might catch covid which has no basis of truth whatsoever but didn't get anywhere with that.
