So many mad people calling me

Hi, I have a very small studio apartment listed for Low price and got about 200 inquires on past week but only about 3 showing because none of rest qualify.

The showing did not turn into actual application, at mean time I got so many people stalking my listing when I try to lower the listing by $100 all the Un-qualify people write me again and ask why I didn’t reply them. Someone of those people who doesn’t qualify I will just No respond to them. But a few of them turnining into stalker calling or txt me on daily basis.

At end my listing got removed by the website, No sure if because someone reported me as not responding.

How do you guys reject people? I read somewhere we should never reject them. And how do you deal with stalkers.

I think has to do with the price point of the studio and this month November. Seems qualify tenant don’t look for listing on this month.

Any suggestion? Thank you

I will typically tell someone. they do not qualify based on not sufficient income for the rental. I believe it is 2x in Colorado now or if they do not have a good enough credit score. Then they at least know why.

I was going to ask the same. You can provide them with a reason for not qualifying, but always ensure compliance with the Fair Housing Act, which prohibits discrimination in housing based on race, color, religion, sex, national origin, disability, and familial status.
