Ideally you would try and limit it to just 1 draw but we didn't have the deep pockets to do it so we spread it out over 3 draws.

Ideally this would be a 2-coat application (with a “1-coat paint of course, since I’ve yet to find any paint to be a true single coat paint) with a 1-coat touch up.I use a flat SW or Valspar paint from Lowes . . .

Having the loan amortized at 12 yrs isn't ideal for cash flow but comparing 3.526% to your 11% rate you should be improving your cash flow by a couple hundred dollars a month with no cost to you.

B) no template contract anywhere will achieve everything, so using the free versions from YouTubers or legalzoom or any other website, should still be reviewed by an attorney to make sure you are protected and there is no language that is outdated or not applicable to you.People in general are scared of contracts, so trying to create something that is short and simple, yet protects all parties is the ideal situation.

However , it really depends on the location and how desperate you are to rent it. ideally , I prefer a stable family who will stay and not have many life changes , as college grads do.
