If the truck has 3,000 miles and you know nothing about fixing or maintaining a vehicle, and you can put it to use besides - hauling materials to houses; cutting your own lawns; etc - then it might make better financial sense to keep it than to toss it in a fire sale.

Its closer than 2 hours but traffic pending can be a real haul heading up that highway 400 with cottage traffic.  

(Completely serious) I have a lot of time off, so I recently started a side business doing clean-up work (mostly hauling trash) and plan to use the income from it to fund my real estate investing.

Over the long haul, you will be much more wealthy with this road, then paying cash as you go.

Also, keep in mind I am a buy and hold investor, so there is no quick flip and he would be in it for the long haul (10 years)!

I wouldn't recommend buying a property without running the numbers with management included (even if you initially plan to self-manage, things can change over the long haul).

Location will ultimately be primary in the long haul and that includes cash flow.
