For those investors that like Orlando @Sky Mikesell @Matthew Rollo @Alice Horn @Neil Rivera Llena I am really curious to see if you think my concerns are justified or if they are just noise.1) Single industry-focused economy (Disney World & tourism).

It's a grind. 

You have to sift through the noise and eventually you find a few diamonds in the rough.  

As for the noise issue, ALL the neighbors have dogs.

There are a lot of noise out there about wholesaling, but I always tell my students that only losers wholesale properties.

The floors are wood and i hear noise and everything going on upstairs if there are kids.I've had the current tenants for 6 years now.  

So it takes a little longer and SF is annoyed by the noise.

One ladder at one side of the room, the other ladder at the other side of the room, and the walk board between the two.Takes a minute extra time to set up for each room (Rotate the whole assembly on right angles as you move around the room), but when doing cut in at a ceiling it beats the pants off the old grind of "Paint 3 feet, climb down, move the ladder, climb up, pant 3 feet... wash, rinse, repeat"(Of course, I'd rather have stilts, but not everybody will invest that kind of money in tools)This is a sturdy setup that will cost maybe a hundred bucks at maximum (No need to buy really expensive ladders to do this), and will save you a ton of time... especially in hallways!

I've been wholesaling for a while now grinding out postcards and internet leads with private sellers, but the MLS was an enigma.
