Beyond that it's out of your hands at this point so just make sure excellent records are kept!

Amazing how some landlords have not figured out that excellent customer service and building tenant relationships is the best strategy for creating the best possibility of a long-term tenant.  

I re-worked my Excel file to make the owner financed price a minimum of the down payment I made, plus the mortgage balance w/ the bank.
