Sounds like the long term fix is to put in an electronic auto lighting fixture.

I use Jay Scott's SFH rental analysis spreadsheet (I believe it was in his filespace)..an hour tweaking the spreadsheet and understanding what auto-populates and what values you need to provide, and you can end up with an awesome tool to tell you what you need to control for.

The last auto debit payment to Anchor Loans was never forward to Cohen Financial, so Cohen charged me a $411 late fee and demanded payment of the missing month! 

You may be able to tie it in with your home and auto or it might have to be for the rental. 

Also, make sure you issue a notice of non-renewal to her, if the lease requires that (many leases have auto renewal clauses unless notice is given).

One thing I've learned is to not use Google voice's auto service that has them state their name before it directs to you.
