Between cleaning up my books and tax prep, and filing my CPA charged me $1,200 last year and it may be more this year.  

It's clean, wears extremely well, and is easy to or down.

Maricopa will have three days of auction and then a clean up sale and then the stuck to the county listing comes out. 

But quite honestly, biggerpockets forum gives me hope in humanity... amazing ppl that are willing to help each other to make money and become financially secure. that is pretty awesome.  .. sorry if tats too deep :) haha   Perhaps once I get situated with where I will be living, we can get together and talk investment, if your still up for it :)@John Kent - how do i get in touch with the investment groups you mentioned?

My position is that having clear expectations demonstrates that I want to maintain a clean and respectful environment, and that online applications weed out the lower functioning tenants. 

Use the BP calculator :-).  2)  Do not buy in the ghetto because the numbers look good3)  Write down your screening process  - this is your most crucial key to success and less headaches4)  Deliver the best rental product   - new appliances, toilets, vanities, paint, fans, clean the A/C and exhaust vents  - this is your second key to success and less headaches5)  Get a good lease  - I can share mineIMHO, I think MFs are overpriced right now.  

However I do like the layout of DT Whittier compared to its neighbors, it looks clean and organized.Are you focusing on other areas?

I don't want to waste my time or theirs. 3X rent, clean criminal, eviction and credit report.
