Some need roofs, some need all of the windows replaced.and the last 1 had all of the copper stole out of it.

@Brianne ChardPlumbing is decent, will need minor changes due to Kitchen and Bathroom remodels but mostly copper pipe and standard 12 gauge insulated wiring throughout (with a few minor exceptions). 

Under the tables and the path of chairs moving in and out the same spot many times a day literally wore holes through the coating.

Your only option is to enforce the lease to collect every penny they owe you and wait until lease is up and don't renew it.

It seems that a majority of these homes were purchased back in 2012-2014 for pennies on the dollar then rehabbed and flipped.

Robert,i am not from the area and do not know much about it, but just wanted to comment on a statement you just made. any property you own can support a PM running it, if its one property or 300, as long as when you run your numbers you include that figure in your expenses ( and you always should, even if you are managing the property, your time is money ). just thought i would throw my 2 cents in, even if its worth a penny.

They are usually worth every penny.  

I usually do this job myself, but with the first child due any day now and me being in full-time-W2-high-school-teacher mode until June I figured I'd hire this one out.A good friend of mine referred me to him and his floors came out great with a great price so I gave them a call.The results were fantastic and they were done in ONE DAY, floors ready to walk on 24 hours after the final coat.
