It turned out (in my market at the time) that rental rates were much more stronly correlated with number of bedrooms than property type. 

My plan right now is to move into a single family home while renting out the bedrooms to house hack while I can build capital while being an agent to grow my portfolio.

Hi BP family - I am in contract to buy a 24 unit multifamily in Winston-Salem, NC, a 50 year old property consisting of small one and two bedrooms and largely original fixtures and systems but located in a terrific neighborhood.

For larger ones like 3 or 4 bedroom single family with tall ceilings I'm curious how the ozone machine does 

The owner had the Master bedroom and bathroom, I would have gotten the smaller bedroom for $750/month plus utilities, and he was renting out the basement for $850/month plus utilities.You could even look out to western Howard County in the Fulton/Maple Lawn area.

I bought my 900 sq ft home in Palo Alto in the early 80s for 185k  ( large sum then) its over 3 mil today but to be fair they did add a master bedroom and bath so its a 3 and 2 now not 3 and 1 and its now 1500 sq feet  LOL.. 

Purchase price: $48,000 Cash invested: $48,000 2 bedroom single family decent sized yard, I know its not the greatest to invest in 2br but I did !

All 1 bedroom, 1 bathroom units. 2 units have laundry in them.

I prefer 2+ bedrooms, and am open to single family homes, apartments, townhomes, and condos.

I furnished it and then rented out the other bedrooms in the house to cover the mortgage.
