I'v been building my foundation for the last few months (education, team, vision, etc). 

It needs to be jacked up and have a new foundation put under it.

Hi @Philip Hy,You did not mention the quality of what I call the "big five": roof, AC, plumbing, electrical, and foundation.

Of course a foundation needs to be built but if you really want it, you can and will make it happen.  

A few things came up though1)  Front Porch was separating (not the foundation)2)  Rear Left Gutter/down spout disconnected3)  Hot Water tanks connections have corrosion (they're replacing the whole unit)4)  Rear back deck is missing a "board"5)  Inside the crawl space, evidence of water intrusion6)  Inside the crawl space, under Master Bath a PVC has a slow leakThe seller is covering everything above. 

I am fond of the KC market in that same regard as opposed to TX.. those TX property taxs are a downer then your foundation gets messed up and there goes 3 years of cash flow... because the soil expanded or contracted on your home.The OP though I think wants to use his VA loan and as such I am thinking he needs it to be owner occ..

I don't touch the stuff.If  a property could be found at the bottom of the cycle in an AWESOME area to fix up that is different.

Electrical, Plumbing, HVAC, Roofing, Pier & Beam foundation, completely gutted at present.

However, I started ramping up towards the end of 2015 by finally reading ‘Rich Dad, Poor Dad’ (found at another thrift store), buying J Scott's books on flipping houses and Brandon Turner’s books on rental property investing, listening to the BP podcasts (I’m on episode 108 as of now), and engaging more on the BP forums.This is my typical day now as a Newbie RE Investor: When I wake up I open the BiggerPockets app on my phone and I read and engage in the forum posts.
