I have a property that cashflows negative $800/mo but it still generates $800/mo income (the loan is paid down $2000/mo and there’s a $400/mo Hoa.) because of depreciation the income is tax free, once it’s paid off it will cashflow $2200/mo.

I don't know what the misc expense is, but even adding that back I doubt that would even be what a high interest account generates.

I think the consensus there is that the older population is dying off faster than the younger generations are moving in....but that dynamic is still creating a stronger rental market in the area.
