Does the rehab factor in a cushion for unknowns?

We estimated that we could turn it in 3 months (still on target), but it had some unknowns that we were aware of (behind the walls).

Short answer: IMO you'd be crazy to sell an asset like that for some unknown out of area property.

Lots of unknowns so take any answer you get as nothing more than a lite suggestion because you left way too many holes in this deal for anyone to give you any solid advice on how to proceed.

No, it's not all doom and gloom:)Seems it's a lot easier to scare people in the unknown to get them to follow some scheme than pointing out reality.

ARV is around $130-140K, but the repair figure is unknown, perhaps 20-30K.  

Does the unknown of construction scare people or do some members do this ?
