BTW, it seems that it's no longer happening.In case where tenants have their own, they prefer it as they consider it cleaner and not contaminated.As to the issue of damages to the property, I owned a number of triplexes, and have to handle moves.

I am just pointing out that there is a major difference between the two, so experiences with kids will vary.We actually prefer to rent to families because we find they stay long term.

@Zaina Rocke - in order to BRRRR a property you have to purchase it below market value (preferably with cash) with the intention of rehabbing it to create equity and cashflow.

You could also consider some of the surrounding suburbs for better cash flow and lower upfront cost.I prefer investing somewhere I would live myself but that’s just me.Best of luck!
