I did grow up in the woods of Northwestern NJ though (Montague) so I have a deep affinity for nature and animals too. 

Her I have to put 50k just as a cash-down and get money lenders... 2 different animals!!! 

Los Angeles is a different animal that many markets where houses are selling for much less money for much more home.

It wasn't 100% smooth sailing, but much smoother than the horror stories you hear.

I broke down last summer and finally got a portable unit after living in Oregon for 11 years without it, mostly because I was worried about my animals when I was at work.

Have a clause that states no other animals are permitted without your approval and define penalties in regards to daily fees or grounds for eviction clearly as well.

But I'd also like to have a nice passive cash flow built up to make the transition back 'home' smoother.  

and also you don't want to be setting up appointments to look at houses you can't buy anyway.. not fair to the homeowners they have to leave .. do something with their animals etc etc.. think about others when you embark on this journey.
