Appreciation is a bonus ESPECIALLY when investing in 50k properties.You said you have a 250k loan to use? 

I was told when I bought the building that they were not "legal" 4 bedroom units, and could only be used as 2 bedroom units with "bonus rooms".  

Keep in mind, you are required to sign up with them for one year lease initially.

This is definitely a good idea and everytime I've had a prospective tenant come with a packet similar to what you're talking about, it gave them major bonus points on a first impression.

I've spent a considerable amount of time trying to find a site (sites) that either you can sign up to receive upcoming foreclosure auctions or at least gain access to a posted online list of auctions. 

I still have to pay, but it allows me to sign up other people for the service.
