The tenant is mentally unstable, didn't pay rent over a year, got evicted, forced out by the Sheriff and kept coming back to the property by breaking locks and lock picking.

I would not recommend MNPMC to any landlord who expects timely and professional handling of rent payments.

They could be looking at the space to check legal egress, ceiling heights, window location and size, fire separation between units/hazardous areas (like boiler rooms, etc.) or a whole host of other things.

I've been a real estate agent since 2014 working in the residential side and have one investment property (bought rented and sold) under my belt. 

However, the average rent PSF is often considerably higher as a result, at least in the markets I work in (Seattle and Phoenix).

If rooms are unavailable this early in the booking cycle, I believe you chose a poor location.  

It might rent for $800, but the rehab costs would be so high compared to it's ARV. 

The tenants want $300 bucks off their rent for two months.
