I’m looking into trying to find seller finance properties, looking for like 20 plus units.  

Some of my CA investor friends are doing value add, like ADUs, short term or midterm rentals, house hacking (buy a 2 to 4 unit for 5% down and rent out the other units or a SFH and rent out the rooms) here.

We added value by repainting interior, new floors, new roof, resurfaced the pool, added a fence for privacy, upgraded the landscaping, sealed and painted the exterior, added central A/C with new unit, upgraded the irrigation system, added gutters, added security cameras, added hurricane proof front and rear doors.

Currently under contract to acquire storage units near where I live.

Focus is on single family and small multi faimly units.

That's where you buy either a small multi or SFR, live in one unit or room and rent out the rest.
