I usually give the existing tenants 60 days notice so they have ample time to find a new home but beyond that, it's purely business.I do not recommend staggered increases over any stretch of time because that just delays the inevitable.

Or, like others have said, build a team (or use an existing team from someone you can trust) and start buying rental property. 

I'm sure used deals exist out there, but hunting the used deal took way too much time.

The awesome thing about it compared to my typical rental is that my repair calls were non-existent and/or covered by warranty.
