I know to bid at court house you have to have $10,000 and that goes towards purchase price but someone told me they have hidden fees you wont see until you have already won and go to pay the final purchase price.

(When we get complaints from apartment A that apartment B is noisy at 1 am, especially if there is yelling and possible abuse or criminal activity, we instruct them to contact the police and keep a record of the time, date and description of offensive activity.)What we do in situations like this:  interview the other roommates (separately) to try to get a focus on the entire picture, and don't simply assume the 'victim' (or perpetrators) is being entirely truthful and accurate (nor should you dismiss their complaints)--you need facts.

No matter what story you can tell yourself about future appreciation, hidden value, path of progress, gentrification, hot markets, hipsters moving into the neighborhood, or whatever other non-scientific, non-data-driven "evidence" in favor of why you should buy this non-cash flowing property now because the future prospects are great, DON'T DO IT.Only buy for cash flow.

After removing the drywall and investigating, I found that there had been a slow hidden leak for some time eroding the mortar on the interior wythe of bricks, so now they can be easily removed from the wall by hand.

That said, it is also one of the few remediations, which with a bit of planning and instruction could be done by any contractor or as a DIY (unless prohibited in your area): cover the ground with poly; wear appropriate protective clothing and respirator; wet the siding just before you remove it; when done, roll up the debris in the poly and tape it closed; dispose of the waste at the appropriate facilities; and, don't do the removal on a windy day.Alternatively, you can encapsulate the asbestos siding by covering it over with {insulation and} new siding.
