They have some of the most extensive fees because this way they can charge you fees but low points.You can expect to pay about 1,500 in closing cost fees: Legal, processing, underwriting.To get in a good loan, you would need some experience in real estate flipping/holding preferably in Houston and be 100k liquid and have credit 700+.You fill those three needs and I can help you for sure.

I can tell you from experience, I've yet to see a "comprehensive lease agreement" that was not drafted by an attorney who knows this business well.

Good stuff, although in our experience, most investors going OOS, don't do enough market research.We really push understanding the property Classes of the market, so someone doesn't put "lipstick" on a Class C or D and sell it to an OOS investor as Class A or B!

Are there are any real estate agents you would recommend from personal experience or from follow investors that focus in Michigan City, Indiana? 

Investors need a reason to trust you and know that you are not simply charging for something they should already expect when hiring a great agent with experience working with investors.

Drinking plenty of water and bringing along nuts/trail mix or a piece of fruit while out on the road has definitely been a plus in my experience.

Investing in real estate with your own money and from a position of financial strength is, I believe, a far more rewarding experience than leveraging other people's money and being dependent on a positive outcome to keep you afloat.
