Most of the time they offer too much to get anything they can under contract and then just mark up the price accordingly. 

I will say regardless of cat/dog, require they be spayed or neutered, as those are the ones that mark territories, and get aggressive.  

@Mark Kelley the price point of the ones I was looking at online were decent for the shape they were in.

We have 17 rental units and most of our tenants are past the 5 year mark, some are past 10 years and two are past 20 years.
