My advice is to harden the rental at the first opportunity -- rip all the carpet out and put in a hard-surface floor such as tile, hardwood, laminate, or vinyl.

This time, would like to use a cleaning crew to clean the whole house top to bottom (clean windows in & out, vacuum, wash floors in kitchen and bath, wipe down all surfaces in kitchen including cabinets).

I mean the banks will make the loan that means they have no fear of value being lowered becasue of a mineral right not running with the land.And its SOOOOO hard to get rights to surface mining in MOST areas these days.. out west you need to be a mutli national company to afford the process..

Though on the surface it can look like a fabulous deal, if the price is too cheap it maybe the second mortgage that is being sold and buying that entitles you to owing on the first.

Most seem to be relying on collateral and LTV with price, that's not scratching the surface really.Add to the mix, brokers, institutional managers, pools and cherry picked notes, privately held notes, seller financed obligations, seasoning, servicing issues, performing, non-performing, modifications, foreclosures, collateral management, required sales of collateral, loan compliance, underwriting, well, no guru or broker-dealer teaches all these aspects.

If surfaces start turning black that aren’t supposed to be you would like to know.To answer their question above I would admit it is an uncommon provision in this area but you like to include it as it protects the health of the tenants and protects the property.
