Carpets damaged when tenant moved
How much do you charge for damaged carpets, the living room is more than normal wear and tear, you can see a dark path where there was no furniture (even after shampooing). Front bedroom looks like a dog ate a piece of the carpet, and has gum ground in. Front room also has nail polish stains and some kind of red spill stain. These carpets were 1 year old when she moved in, and she lived there for 2 years.
Also when doing the work yourself...there are some fairly large holes in the drywall that need patched and painted. How do you do pricing for the damage?
She is working with me and making payments (as of right now), I don’t think it would be worth dragging her to court, but if she is willing to pay for the damage. I also have spent 8 hours over there cleaning (2 people cleaning), and have probably another 2-3 to get it finished because it was filthy. Any advice is appreciated!
