your results are common.. its a very tough game.90% of our deals closed the day before the auction or 2 days before.. we did not even start contacting the owner until about 10 days before auction.. and we only door knocked.. we never sent letters waste of time and money as your finding out... realty only sets in on most folks a few days before that's why so many homes go to auction.But you can't buy with title insurance you have to prep your own deeds like we did.. you need courier to take your cashiers check to the trustee or foreclosure service in person.. etc etc .you cannot do what I call snail mail real estate in the pre foreclosure business..
