I think once you fully screen them, credit check, employment verification, background, references, ect a leader will become more clear to you.  

If I own a property and could buy an identical one next door for 5% less, selling mine and buying that one would be a losing proposition.

You should be looking for something that is 100% online, easy for applicants to pay for, provides you a detailed report of identity verification/income/credit/criminal, and includes a approval/denial recommendation.

Look up the company online and start at the "front door", asking for HR or employment verification.

No income or tax return verification or personal DTI.

Come to find out, the driveway concrete was still torn up (ok, just waiting for his sub, but I've paid in full already), and there was no vapor barrier laid down in the crawlspace (GC had gotten a "picture verification" from his sub that it is completed, so I'd paid accordingly).I left a very detailed note, and maintained verbal/text communication with my GC while I was gone, so I am not sure communication was the issue here.
