Property Manager NWA northwest Arkansas

Hello, I am looking to purchase a SFH or 2-4 unit in the Northwest Arkansas area. I am targeting Fayetteville, but considering the other cities along that corridor as well. Does anyone have experience with an excellent property management company in the area? Conversely, any companies to steer clear of?

@Nel Landerito I'd be curious at what you're seeing as well... I've got my own thoughts and they closely align with @Michael Ward s assessment ... Way too much A class and not enough B&C which is pulling up D and pushing B&C rates up. It's a quickly changing playing field so be conservative when you buy.

@Chris Sparrow ... I'd recommend Elevation Property Management out of everyone around. They seem to have the processes down and I know the owner and where he wants to take the business... Continuous Improvement is in their DNA. That being said we still self manage roughly 170ish units, one location we hired an on-site manager/maintenance guy but he helps in other aspects of the business as well. Other than the one mentioned above, I've had conversations with a lot of property managers and none have yet to impress me and give me the feeling that they will take care of my property the way I want it. Something I might pitch to you and @Marlina Eckel is looking into an annualized maintenance program company and continuing to manage the financials and communications remotely. Annualized maintenance would do the quarterly inspections, take care of all the needed seasonal maintenance, as well as provide a local handyman service to take care of any service issues. If this interests you shoot me a PM and I can point you into the right direction.

Good luck and happy hunting! ;o)
