The concern or caution about buying in a new community is that if the economy slows the developer and builders have deeper pockets that will enable them to offer discounts or deals to finish out the subdivisions that individual homeowners don't have the ability to match.

As I’m trying to find my market, before running any deep dive numbers I noticed that I find myself drawn to properties that are HOA.

I've been studying and listening to podcasts for the past 2 years now and I just need to dive in.Listing is 200k Townhouse(divorce sale) and comps in the area range from 190-330k.

Looking for a cosmetic fix is definitely not what I have been doing and I will take a deeper look into that for a while as I read more and gain for knowledge.

I've known about List Source through BP podcasts to get into direct mail but did not dive in yet.

@Anne Hatfield, David goes into some good details here, that I felt I was alluding to, but clearly didn't dive deep enough into.Setting up a separate bank account for the rental is advisable, in my opinion, regardless.
