I would say educate yourself first and really learn how to analyze a deal and vet agents, lenders etc.

Now I love analyzing deals.

“Most markets we analyzed will see increases over last year and some markets will do exceptionally better.

I have successfully raised private capital for projects, ran successful marketing campaigns, performed extensive market research, analyzed opportunities (rejected more than I can count :-) ), negotiated terms, managed rehabs, managed rentals, completed short sales, flipped properties and a bit more.

Broker's spend time analyzing the deal, create offering memorandums & proformas, justify a BPO, and etc. 

I'm currently taking the approach of continuing to keep an eye on the market and analyzing investment opportunities, but thinking next year is going to be more likely for an investment timing wise.Thanks!
