This is what I'm doing.....and it's NOT for everyone.I bought a duplex in "the hood" in Oakland...Not every part of Oakland is bad, but my zip code is "The Worst". 

Early mornings, such people are usually not out yet, in the worst weather (that is safe) keeps people inside.

Worst case may be the main water line to the street.

If you just purchased this property and it does turn out to be a worst case scenario, you may want to explore the possibility of legal recourse regarding the previous owner's failure to disclose the issue. 

If projections are 15%-20%, lets just say worst case scenario: I tried and invested in many deals to spread it out.

Attorneys are usually the worst at getting short sales done, in my experience.  

I will rebuild it at 315 sq ft and it will be the usual rental nothing fancy.I am preparing for the worst but hoping for the best in this case and any feedback would be much appreciated, as to this is my first rodeo.Thanks for readingJustin

The real value for me is that I can take that 80k and buy 10 more homes (my typical out of pocket is 4 to 7k - but lets just say worst case its 8k).
