Newbie military investor

I would love opinions from other Military couples/families. I’m brand new and learning as much as I can but.. we are currently in California and I can’t imagine working in this market for my first investment.

While husband is deployed for 6 months we are thinking of looking for a home to buy in South Carolina where I’ll be staying during deployment..I know the area from living there 5 years before moving to CA. 

scenario #1
VA loan to buy turn key, live in and rent out rooms. Need to keep for 12 months before turning into solely rental property.

Scenario #2 

Va loan Live in flip? (MFH would be great but seem to be rare in the area) Rent rooms when finished, solely rental property after 12 months

Scenario #3

Use a rental investment loan for turn key and rent immediately for most cash flow.
however, I would need to rent a place myself until I returned to CA after a few months. (Seems like worst idea)

I know there is probably a TON of info I’m missing/forgetting/haven’t thought of! Help!
