I ended up going with reputable credit union in area vs. bank which cu didn't have lowest advertised rate. 

Prefer a reputable lender with experience.

Some neighborhoods get a bad reputation because of the media.

In addition to salvaging our credit reputation and avoiding foreclosure by leasing the property during a period of our own personal financial duress, we also achieved a positive monthly cash flow of several hundred dollars monthly.

My follow up question is, how do I find a reputable contractor that is familiar with this 203K loan product?

Try to use plastic let the water drop in the same point

I know they didn't flash them with modified bitumen(torch down for the lay people) because the plastic flanges would have melted.

@Ralph E FreemanIf you have established a Solo 401(k) with a reputable provider, they should be able to assist you with all of these very basic operational questions.If you have obtained a set of 401(k) plan documents with no meaningful support, then you should engage a CPA or attorney who is familiar with IRS rules and the operation of a self-directed retirement plan.

Dont tarnish my reputation please...But, yes, I am consistently thinking about the diff to find commercial tenant, in and out of SF, with and without corona....But thanks for reminding those aspects again.....
