Find someone to do what you want - pay them hourly - make a list of exactly want you want done -List - clean oven and frig, mop basement floors - clean all kitchen cabinets - remove trash - rake leaves, touch up paint in bedrooms - hang blinds - paint basement floor - repair broken window.

In this case, I would have a realtor ready to recommend to them, as well as a property manager, so that at least you are offering them some solutions and not leaving them hanging.
