This not only applies to seasonality (people go to the beach in summer and skiing in the winter, but not visa versa), but also may cycle with the economy (people go on vacation less when there is a recession).

The rest of Columbus, Ohio is on fire but there are still opportunities in Franklinton because it is just beginning the gentrifications cycle. 

The key is to find a group that has been around long enough to have survived market cycles and has a proven track record and can show you a side by side comparison of their forecasts and actual performance.

I had no idea how bad the recession would be, but I did have historical market cycle data for our area.  

This fall will begin the next election cycle spin up which always brings more people into the city.
