Columbus Ohio Real Estate Investments

Hello all. My name is Eric. I am a goalkeeper that has just been signed wit the Columbus Crew. I would like to start planning for the future and add passive income and would like to start investing and owning real estate. I have already lost out on a couple houses in Grandview and Clintonville simply because the market is crazy hot right now and obviously I'm still learning the ropes as the day goes by. I want this first purchase to make a good CoC return and be able to be rented out for a good return for years to come if for some reason I get loaned out. I have been trying to find a spot where I could live for this season and then move out after this year but finding that the areas like Short north, Victorian, GV and Clintonville are all crazy bidding wars and expensive. I have been recommended to look at potentially simply buying and restoring a little bit in franklinton and north lindon but not live there. Does anyone have any recommendations on good strategies for that first purchase to potentially either live in and then rent out or simply just rent out and also any ideas of locations that I should perhaps be looking? Thank you
