What insurance are you all using for furnished medium term (30 days and more) private room rentals?

Is your DSCR ratio greater than 1-meaning are you cash flowing (according to the lender's criteria of mortgage, property taxes and insurance (and HOA) if applicable).

If title search fee and owner's policy insurance were included at closing.

Money comes in put under rental income and have different categories for expense (supplies, taxes, insurance, and etc). 

Hi @Jerome Thompson,I've been there before myself and there's a few strategies to keeping the locomotive going.

I should also add that these loans are all full doc unlike the past.Basically, if we're able to find properties that satisfy this strategy, we can sell them as-is for about the same margins as if we did the work.

@Eric George Also contact your Insurance Agent before buying regarding costs & liability (As in an Umbrella Policy) or you may decide to title as an llc.
