I thought of something regarding your chosen area of the 210 corridor you may or may not have thought of already, but just in case:The LA county cities that border the West End (Claremont, Glendora, etc) are pretty different markets than SB county cities along the 210.

Ok, the fun part:  According to the RE broker, the probate issues stem from a reverse mortgage taken out by the deceased.  

This neighborhood, Sharswood, which borders the more popular neighborhood we focus on (Brewerytown), has some interesting stuff in the works over the next 10 years.
