Mailing list leads

Does anyone know a company/person who generates lead lists of most likely motivated sellers??? Searching and finding vacants, probate, divorce, bankruptcy, etc etc and creates a list off this to market too?

not sure how old this thread is but did you ever find a company? their is one company called Rebogateway.com they don't have leads for every county but if they do for yours they are suppose to be the best. Unfortunately they did not have leads for my county. I have been searching for another company.
