I own a cleaning service and I was wondering if I am in the right ball park for my pricing.

So an ARV can not depend on agent commissions.Now an offer price depends on everything (ARV, Holding costs, Smurfpoopies clean up from rampant smurfs pooping their pants as Gargamel was chasing them.

Agree with Adam, and that fee assumes clean and reconciled financials are provided (trial balance, profit & loss, balance sheet, and general ledger in Excel format).Partnerships are anything but simple now. 

How often do they need to be cleaned.

Septic System Replacement/Cleaning

I feel like I need to have the carpets replaced, HVAC deep cleaned, blinds replaced, window seals cleaned and anything else that you can think of.

I'm talking about a single home, like a group living situation where people share a house but rent a single room in that house, and people share bathrooms and share cleaning duties as a community agreement.

We signed the lease, everyone was happy, I knocked $100 off the initial deposit so they could clean.   

We refunded the security deposit minus a cleaning fee, as per lease.

You can also clean/develop the well and do a pump test before considering digging a new one.
