Tenants arrested for drugs found in unit

I researched a multifamily property I am interested in putting an offer in for and found a few red flags. January 2020, 3 tenants residing in the same unit were arrested for (I don’t want my post to get flagged or taken down) but there were hard drugs found in the unit. My question is; how big of a problem will this be for me down the road? I feel like I need to have the carpets replaced, HVAC deep cleaned, blinds replaced, window seals cleaned and anything else that you can think of. I’m concerned for the other tenants, the future tenants of this unit and more than anything, any children that may come in contact with anything that went on in this unit. Also, there is a tenant in another unit who is a sexual offender of small children. I know that’s not grounds for eviction unless he lied on the application or if there are small children on the premises.. both of these situations make me terrified of moving forward because of the risks. And I’m concerned of what all of this might cost me also. My property manager would have a lot to juggle from the gate and personally I don’t want my property to have a name around the area of where the offenders stay. That’s the point of paying the percentage to a great property manager. There is also an empty lot right next to the complex where I was thinking I could put a park for the kids in the area to play.. seeing as how there is an offender of children residing in the complex, that’s out of the window. Please help me with what I should do, and how to calculate the cost when putting in the offer, if putting in an offer. Thanks BP!
