DO NOT start picking and choosing with no posted criteria.

Your best bet is to call around to the different associations and see what the rules are and if you find one that has the exceptions you are looking for, choose a Realtor that belongs to that association and work something out so you can get some exposure.   

I called a couple dozen banks before choosing them. 

@Jacob Lasater I’d also add to make sure you find an agent and/or people you can count on in whatever market you choose.

Not too many houses to choose from in my local county auction. 

Given the lease is up in Jan you can make your stand there if you choose to.
