Just recently shied away from a possible STR in Conway after reading all of the news re: STR regulations/lawsuits/cease and desist citations.

I do think some of the areas with close proximity to downtown & other high interest areas (i.e. the Brewers stadium, the medical college, the zoo) will do well also, but nightly rates will be a little lower.

If this is a real emergency situation I can allow it and start looking for a new tenant, but is it appropriate to ask for any medical papers?

I found BP about 18 months ago while I was recovering medically.  

I've done 2 deals like this out here (although they were not retail. 1 was medical, 1 was office).In both cases I had a local credit union handle the financing and it was very smooth.

I also know from personal experience that area has a stable and abundant source of tenants from the two major teaching hospitals and the medical school. ( I was a resident at Case myself and have a good knowledge of the rent and neighberhoods).

I just received a cease and desist for doing what is legal.
