They will make X dollars from selling this house, then they will make Y dollars from whatever house you buy, whether its this one or another one.

You don't want to tell a TKP or almost any other company "I need an SFH for $X price that'll net me $Y per month" or "I need PM support for less than Z%".

X money doesnt go to rent, and Y money to fees.

We referred them to an attorney who finally got them out and we have re-rented one (other one still in progress)  Funny though, tenant wanted a stipulated judgment with the attorney and said she would pay x,y,z on dates (which they agreed to) but obviously never did. 

I can give them the option of #1 list with me with the normal marketing program and I think you can sell for X and net Y

Correct, not all hard-money lenders require bank-statements.Further, John, it may not be considered a cash-out if your loan was X, you put in Y and the total cost was Z to get it to be a rental.
