How do you get started in developing the contacts and network for these type of projects?

I do have a decent network of college buddies spread across the country, and there's always the potential to team up with them for the right deal in the right market. 

I would love to connect if any Pensacola networking meetings are happening soon as well.

These are all great suggestions, I would add do not overlook the power of referrals and building a network in addition to online marketing.

There are several great local networking groups.
