What if the contractor claims some of his equipment is missing?

The issue is you have equipment costs of installing them vs just a bunch of guys throwing wood around.

The natives stole a lot of equipment and kept vandalizing with every step of improvement I seem to make. 

Institutional money is not equipped for a long term asset hold.

FF listings are generally less we'll equipped and decorated and run my mom and pop owners.

(or, if you're not using forced air, how will you heat and cool the space, and how easy/difficult will it be to install that equipment?)
