You will need to provide earnest money and proof of funds.There are also alternative strategies (selling the LLC or land trust) which I have no experience in so I won't comment.These two factors are not big enough factors, in my own experience, to deter new or experienced wholesalers from trying to wholesale REO's.

You could save a little by leaving your unit on the old system and replace that later.A more costly alternative would gas hot air heat requiring new ducts, but would make central air possible.We've done both alternatives many times.

It did have pipes that did burst, but like Account Closed the work was above ground and in the walls.An alternative that I looked into was re-piping the home in PEX through the attic.

I literally jumped in at the market opportunity after the crash with opportunities to acquire real estate at prices significantly below the replacement value on relatively new properties.Going forward, I would like to: 1) participate in other markets that have lagged in the recovery - thinking about Atlanta and Milwaukee markets,  2) expand to multi unit, 3) partnering with other investors and 4) alternate sourcing of properties - from wholesalers/flippers or paying finders fee.In addition, I want to get a feel for the forums before committing to the Plus/Pro option.Looking forward to participating.Regards,Peter
